LEAK DETECTION SERVICES.
At We Can LTD, we specialise in pinpointing leaks with minimal disruption. Whether it’s under your bathroom floor or beneath a concrete driveway, our expert team uses the latest non-invasive techniques to find the problem fast and fix it efficiently.
Bathroom & Shower Leaks
Bathroom leaks can be hard to isolate without causing damage to tiles or walls. We use trace and access methods to locate the source accurately, preventing unnecessary repairs and mess.
Locating Ceiling Leaks
Our experts can detect water ingress from sources like leaking roofs or damaged brickwork. We trace plumbing leaks and other causes of damp patches on ceilings to resolve the issue quickly and effectively.
Central Heating Leaks
Our Gas Safe registered engineers can identify hidden leaks anywhere in your central heating system, ensuring you don’t lose heat or pressure unnecessarily.
Damp & Mould Removal
Before treating mould, we’ll investigate to see if a leak or water ingress is the root cause. Eliminating excess moisture at the source prevents mould from coming back.
Trace & Access Approach
We’ve invested in top-of-the-line equipment and training so our team can carry out non-destructive leak detection that’s recognised and preferred by insurance companies.
Underground Leak Detection
Avoid the high cost of excavation. We use advanced tools to pinpoint leaks buried under soil, paths, concrete slabs, or driveways — without digging up your entire garden.

SLAB LEAK DETECTION & REPAIR.
Confirming the Leak
We start by testing your system:
-
Water Meter Check – If the meter moves while the stop valve is closed, there may be a leak.
-
Pressure Testing – A drop in pressure indicates a leak in the system.
Finding the Leak
We use advanced, non-invasive methods:
Acoustic Testing
Sensitive equipment detects the subtle sounds of water escaping from pipes, even several inches under concrete.
Tracer Gas Method
We drain the pipes and fill them with a safe mix of hydrogen and nitrogen. Our detectors pick up the escaping gas to locate leaks with precision — even through solid flooring.
Thermal Imaging (For Internal Leaks)
Sometimes, heat-sensitive cameras help us identify slab leaks beneath internal floors without damage.

SLAB LEAK REPAIRS.
Once we’ve confirmed the leak’s location, we carefully excavate a small section to expose it. We’ll:
-
Repair the damaged pipe
-
Reinstating the slab and surrounding area to its original condition
Note: If the pipe is outside your property boundary, you’ll need to contact your water company, as repairs may fall under their responsibility.
WHY DO SLAB LEAKS HAPPEN?
-
Aging Pipe Materials – Old cast iron or copper pipes corrode over time.
-
Soil Movement – Expanding and contracting soil can stress and break pipes.
-
Temperature Changes – Pipes expand/contract with heat, which may lead to cracks.
-
Accidental Damage – Pipes with weak spots eventually leak.
-
Electrolysis – Interaction between metals (e.g. copper pipes near steel rebar) can accelerate corrosion.

WATER MAIN LEAK DETECTION.
Who Is Responsible for Water Main Leaks?
Responsibility depends on where the leak occurs:
-
Water Mains
These are the large pipes under roads and pavements that transport water across areas. They are the responsibility of the water company. -
Communication Pipes
These run from the water main to the edge of your property. The water company is also responsible for these. -
Water Meters
If the meter is located outside your property boundary, it’s the water company’s responsibility. If it’s inside your property boundary, it’s your responsibility to maintain and repair it. -
Supply Pipes
These connect your water meter to your home (up to the internal stop valve). Any part of the pipe within your property boundary is your responsibility.
Important: At We Can LTD, we can detect underground water leaks wherever they are, but we can only expose and repair leaks within your property boundary. If we find a leak outside your boundary, you’ll need to contact your water company for repairs.

WATER SUPPLY PIPE LEAK DETECTION.
Underground leaks can be hard to spot — you may only notice them from:
-
A sudden increase in your water bill
-
Lower water pressure
-
Damp areas in your garden or drive
-
Noisy pipework
Our skilled leak detection specialists can trace leaks several feet beneath driveways, patios, concrete slabs, or internal floors. Even if there are no clear symptoms, we have the technology to detect deep, hidden leaks quickly and accurately.

What If the Leak Is Outside the Boundary?
If your water pressure has dropped but your meter readings and water bills are normal, the leak may be in the communication pipes before the water meter — which are outside your property. In this case, the water company is responsible for the repair.
We’ll still be able to locate the source of the leak for you, and you can pass this information on to your water supplier so they can carry out the necessary repairs.
Fast, Accurate & Non-Invasive
With We Can LTD, you won’t need to dig up your garden or home unnecessarily. We use:
-
Acoustic listening devices
-
Tracer gas systems
-
Thermal imaging (where needed)
This approach saves time, avoids unnecessary damage, and is often favoured by insurance providers.
Emergency Leak Detection Available 24/7
Leaks don’t wait for a convenient time. That’s why we’re available 24 hours a day, 7 days a week. If you’ve got a suspected water mains leak and need fast assistance, contact We Can LTD. In urgent cases, we can often arrive within the hour.
WATER METER LEAK DETECTION: WHO IS RESPONSIBLE?
If you suspect a leaking water meter, it’s important to act quickly. Unresolved leaks can lead to being charged for water you haven’t actually used. Because water meters are usually out of sight, many leaks go unnoticed for long periods. That’s why we recommend checking your water meter every few months to catch any issues early.
Why Do Water Meters Leak?
There are several common causes of water meter leaks, including:
-
General wear and tear over time
-
Faulty seals or gaskets
-
Loose fittings or connections
-
Burst pipes due to freezing or corrosion
-
Excessively high water pressure
-
Poor or incorrect installation
Who Is Responsible for Fixing a Leaking Water Meter?
Responsibility depends on the location of the leak:
-
If the meter is outside the property boundary:
The water company is responsible for the meter and any associated pipework leading up to the boundary. If the leak is on the meter itself and it’s positioned outside, contact your water supplier. -
If the meter is within the property boundary:
The property owner is responsible for maintaining and repairing it. This includes any underground water supply pipes leading up to the internal stop valve, as well as leaks beneath internal floors.
At We Can LTD, we can detect and confirm the source of the leak. If it’s inside your property boundary, we can also carry out the necessary repairs. If the leak is located outside, we’ll provide accurate information so you can report it to your water company.

PROPERTY BOUNDARIES.
Knowing where your property boundaries lie is key to understanding who is responsible for repairing water supply leaks. Different types of underground water pipes fall under different areas of responsibility.
Here’s a quick breakdown:
Water Mains
These are the large pipes that carry water across the public supply network. They are usually located beneath roads and pavements.
Responsibility: Water company
Communication Pipes
These run from the water main to the edge of your property (the boundary).
Responsibility: Water company
Water Meters
In most cases, water meters are installed outside the property boundary.
-
If the meter is outside the boundary, the water company is responsible for maintaining and repairing it.
-
If the meter is inside the boundary, the property owner is usually responsible.
Supply Pipes
These run from the water meter into your property, up to the internal stop tap (also known as a stop valve or stopcock).
Responsibility: Property owner, if the pipe is located within the property boundary.
At We Can LTD, we can help you locate leaks across all these pipe types. If we find that a leak lies outside your boundary, we’ll guide you in reporting it to your water company. If it’s within your boundary, we’re fully equipped to carry out repairs quickly and professionally.

MY WATER METER HOLE IS FULL OF WATER: IS THERE A LEAK?
If you notice that your water meter chamber is full of water, especially in dry weather, it could be a sign of a leak. Normally, the meter chamber should stay dry — so any pooling or damp patches around the area shouldn’t be ignored.
Could Water Be Leaking?
If water has already passed through the meter before leaking, you could be charged for water you haven’t used. Whether the meter is inside or outside your property boundary, wasted water can add up quickly on your bill.
How to Check for a Leak in the Supply Pipe
You can perform a simple test to see if your underground supply pipe might be leaking:
-
Turn off your internal stop tap to ensure no water is being used inside the property.
-
Take a water meter reading.
-
Wait several hours without using any water (overnight is ideal).
-
Take another meter reading.
If the meter has moved, it’s likely you have a leak between the meter and your property. Your water company can help you estimate how much water is being lost.
What To Do If You Suspect a Leak
-
Contact your water company first.
Report the issue straight away and send them photo evidence. They’ll assess whether the leak is within their responsibility or yours. -
Response times may vary.
In serious cases, water companies often aim to repair leaks within 12 hours. For minor leaks, it may take longer. If they fail to act on a leak they’re responsible for, you can raise the issue with ofwat.gov.uk.
We Can Help If the Leak Is Your Responsibility
If the leak is located within your property boundary, We Can LTD is here to help. Our leak detection specialists use advanced non-invasive methods to find leaks — even if the pipe runs beneath a concrete slab, patio, path, or driveway.
We’re available 24/7 and offer emergency call-outs. From initial investigation to full repairs, we’ll make sure everything is dealt with professionally and promptly.
